Arrow Point Bolton is a 327,750 sq ft sustainable logistics development successfully completed by VolkerFitzpatrick for Arrow Capital Partners’ Strategic Industrial Real Estate (SIRE) joint venture with Cerberus Capital Management.Located close to Junction 6 of the M61, Arrow Point Bolton provides excellent connectivity to regional and national motorway networks, Manchester Airport and the Port of Liverpool, creating an ideal base for logistics and industrial occupiers.
The development comprises two high-specification units totalling 327,750 sq ft, including a 220,250 sq ft warehouse and a 107,500 sq ft unit pre-let to Heritage Trade Frames. Exceeding sustainability targets
Sustainability was at the heart of both the design and delivery of Arrow Point Bolton. Originally contracted to achieve BREEAM ‘Excellent’ and EPC A ratings, the development surpassed these targets and was delivered to BREEAM ‘Outstanding’ and EPC A+ standards.
The scheme was designed to minimise environmental impact while supporting long-term operational efficiency, sustainable transport and occupier wellbeing. In addition, Arrow Point Bolton delivers a significant biodiversity net gain of 416%, creating lasting environmental benefits alongside its operational performance.

The rooftop solar installations generate enough renewable electricity to power approximately 120 to 140 UK homes each year, helping to reduce operational carbon emissions while supporting future occupiers' sustainability ambitions.
Reducing carbon during construction
VolkerFitzpatrick embedded sustainability throughout the construction process, not just in the completed development. Innovative engineering solutions reduced embodied carbon, including redesigning the foundations to save approximately 760m³ of concrete and avoid around 180 tCO₂e. Alternative ground stabilisation methods, including roller dynamic compaction, reduced carbon impact by around 10% compared with traditional approaches.
Material reuse also formed a key part of the delivery strategy. Crushed concrete generated on site was reused within sub-base works, reducing the requirement for imported aggregates and supporting a more circular approach to construction. These initiatives contributed to Arrow Point Bolton achieving verified construction net zero status through Planet Mark.
