
VolkerFitzpatrick Appointed Main Contractor for Arrow Point Bolton Logistics Development
VolkerFitzpatrick has been appointed by Arrow Capital Partners as the main contractor for Arrow Point Bolton, a landmark 327,000 sq ft speculative logistics development located just north of Manchester.

The development, which received planning permission in January 2025, will comprise two high-specification logistics units of 107,500 sq ft and 220,250 sq ft. Both units are scheduled for completion in the first half of 2026 and will be available for immediate occupation.
Arrow Point Bolton has been thoughtfully designed to prioritise sustainability and operational performance, aiming for a BREEAM ‘Outstanding’ certification and an EPC ‘A’ rating, with features including rooftop photovoltaic panels, EV charging points, a 4.5 MVA power supply, 15-metre eaves, 82 HGV trailer bays, 32 dock levellers, and five-level access doors.

Strategically positioned adjacent to Junction 6 of the M61, the site offers exceptional connectivity to the M60, M6, and M62 motorways, as well as direct access to Manchester International Airport and the Port of Liverpool—making it a prime location for national and international logistics operations.
Arrow Point Bolton is part of Arrow Capital Partners’ €3 billion Strategic Industrial Real Estate (SIRE) joint venture with Cerberus Capital Management.
