Rockingham Gateway Logistics Facility
VolkerFitzpatrick on behalf of Mulberry Commercial Developments has delivered Rockingham Gateway Logistics Facility in Corby, a 500,000 sq ft state-of-the-art industrial unit. The new logistics hub brings together high-specification warehouse and office space advanced façade systems and infrastructure tailored to meet the demands of high-volume logistics operations.
Located within the Rockingham Enterprise area, a major strategic employment zone supported by North Northamptonshire Council, the development is set to create hundreds of jobs and deliver substantial economic benefits to the region.
This milestone represents the seventh project VolkerFitzpatrick has delivered for Mulberry over the past eight years, highlighting the depth and reliability of their partnership. Designed by PHP Architects, the new logistics hub combines high-quality warehouse and office facilities with advanced façade systems and infrastructure, purpose-built to support the needs of large-scale logistics operations.
Sustainability and technical excellence have been central to the scheme. The building incorporates 600m2 of aluminium systems including 200m2 of fully recyclable curtain walling system with a lifespan exceeding 40 years, providing exceptional thermal, security and sustainability performance.
Although the contract required a BREEAM ‘Excellent’ rating, the project team is on track to achieve ‘Outstanding’, with no additional cost to the client, through efficient procurement and proactive design innovations.
As part of the project, VolkerFitzpatrick delivered a wide range of social value initiatives, demonstrating a strong commitment to community support, education, and workforce development. The surrounding community was kept well informed throughout the works, and disruption to the neighbouring residential estate was minimised through careful traffic planning, reduced working hours, and clear, consistent communication.
