Eastbrook Studios Film and TV production centre
VolkerFitzpatrick delivered Eastbrook Studios – London’s largest and most sustainable Film & TV Production Hub in January 2025. This landmark development has transformed a disused site in Dagenham into London’s largest and most technologically advanced film and television production facility. Commissioned by Hackman Capital Partners and The MBS Group, and designed by PRP, the £185 million project sets new standards in sustainable construction and creative industry infrastructure.
About the project
VolkerFitzpatrick started work on the site in August 2022 by modifying two existing warehouses, as well as providing groundworks and piling, before construction of the new steel framed buildings commence. Spanning 567,000 square feet across a 21.5-acre site, the project represents a major milestone in sustainable construction, creative industry infrastructure, and community regeneration.
The transformation of a previously disused site into a world-class production campus was no small feat. Eastbrook Studios now features 12 purpose-built sound stages ranging from 16,000 to 32,000 square feet, a 3-acre backlot, 190,000 square feet of production offices and support space, and 87,000 square feet of workshops. Two existing warehouses were repurposed into six sound stages, while six new stages were constructed to meet the highest standards of acoustic performance and operational flexibility.
Engineering challenges
VolkerFitzpatrick served as the main contractor, managing 97 subcontracts over a 120-week construction period. The team overcame numerous engineering challenges, including the installation of the UK’s first operable acoustic wall, which allows two stages to function independently or as a single, larger space. To address noise and vibration from the adjacent railway, floating concrete floors supported by 7,000 isolation pads were installed in each stage. Over 80,000 plasterboard sheets were used to ensure optimal soundproofing throughout the facility.
Sustainability
Sustainability was a core focus from the outset. Eastbrook Studios is the only film and TV studio in the UK to achieve a BREEAM Excellent rating. The facility incorporates photovoltaic roof panels, all-electric low-carbon HVAC systems, sedum roofs for rainwater attenuation, and landscaping designed to enhance biodiversity. Smart metering systems and sustainable transport strategies further reinforce the studio’s green credentials, setting a new benchmark for environmentally responsible construction in the creative sector.

Social Value
Beyond the physical build, VolkerFitzpatrick made a significant investment in the local community, contributing over £14 million to social value initiatives. The project created 49 apprenticeships and numerous job opportunities, while also engaging with local educational institutions such as Brook 6th Form Academy and Barking and Dagenham College. In a gesture of community support, VolkerFitzpatrick and its subcontractors revitalised a neglected area at Valence Primary School, delivering a £22,000 sensory garden for students.

The success of Eastbrook Studios was underpinned by strong collaboration between all stakeholders.
