Dirac, St John's Innovation Park
VolkerFitzpatrick has been appointed by St John’s College, part of the University of Cambridge, to deliver the Dirac Building, the next phase of expansion at St John’s Innovation Park. The 85,000 sq ft Dirac Building will provide new, premium office space of the highest quality, alongside an associated Transport Hub with showers and gym facilities accessible to all Park occupiers.

Owned by St John's College, St John's Innovation Park is home to world-class science, technology and knowledge-intensive organisations including Darktrace, Cambridge GaN Devices, Cambrionix and PwC. The Dirac Building marks the latest phase in the park's long-term programme of investment, helping to create sustainable, future-focused workspace that will support innovation and economic growth across Cambridge for years to come.
The Dirac Building Cambridge project is being delivered by VolkerFitzpatrick on behalf of St John's College at St John's Innovation Park. The development will provide 85,000 sq ft of premium office space alongside a new Transport Hub designed to support sustainable travel and occupier wellbeing.
Dirac Building Cambridge: Sustainability and wellbeing
Targeting a BREEAM Excellent rating, the Dirac Building combines high-quality design with strong sustainability credentials. The development will incorporate rainwater harvesting, rooftop photovoltaic panels and energy-efficient building systems to support long-term environmental performance. The Transport Hub will also feature a green roof, helping to enhance biodiversity across the site.
A striking double-height reception and external terraces will create an attractive working environment, while dedicated facilities for cyclists and active travellers encourage healthier and more sustainable ways of commuting.
Collaborative delivery
Working alongside St John's College and an experienced consultant team, VolkerFitzpatrick is delivering a development that balances sustainability, flexibility and architectural quality. The project team includes Gardiner & Theobald, Sheppard Robson, Ramboll, Hoare Lea, Stace, Savills and OFR.
The building has been designed to provide large, flexible floorplates and column-free working areas, allowing occupiers to adapt spaces to their changing requirements both now and in the future.
