VolkerFitzpatrick has successfully completed Symmetry Park Biggleswade Phase 3 on behalf of Tritax Big Box Developments (TBBD), delivering five high-quality logistics and industrial units totalling more than 828,000 sq ft of warehouse and office space.

Delivering 828,000 sq ft of logistics and industrial space
Delivered over an 18-month period, the scheme represents a significant milestone in the ongoing expansion of Symmetry Park Biggleswade, one of the UK's most established logistics locations. The final phase includes units 08, 09 and 10, which collectively provide 580,700 sq ft of Grade A logistics accommodation and complete the full delivery of Phase 3.
Located with direct access to the A1 and within 30 miles of the M25, M1 and A14, the development further strengthens Biggleswade's position as a key logistics and distribution hub. The park has continued to demonstrate strong occupier demand, with previous phases attracting major businesses and significant investment into the region.
Each unit incorporates integrated Grade A office space and extensive external works, including service yards, parking, drainage, landscaping and incoming services. Designed to meet the evolving needs of modern logistics operators, the buildings feature high-specification office accommodation, double-height glazed receptions, dock levellers, level access doors and floor loadings of at least 50kN/m².
Driving Sustainability Excellence
Sustainability has been central to the project's design and delivery, with all buildings achieving BREEAM Outstanding and EPC A+ ratings, placing them among the most environmentally sustainable industrial developments in the UK. The buildings were also designed to target net zero carbon in construction and include sustainability features such as photovoltaic (PV) solar generation and electric vehicle charging infrastructure.
A range of low-carbon measures were implemented throughout construction, including the use of low-carbon concrete, electric arc furnace steel to reduce embodied carbon, and the offsetting of unavoidable emissions. These initiatives reflect the shared commitment of VolkerFitzpatrick and Tritax Big Box Developments to delivering future-ready, energy-efficient buildings that support the UK's net-zero ambitions.
Delivering Social Value
Throughout the project, VolkerFitzpatrick remained committed to creating a positive and lasting impact within the local community. The team worked closely with local supply chain partners, supported employment opportunities and delivered a range of community initiatives.
This included contributions to Biggleswade Food Bank, fundraising for local charities and volunteering at the Herald Resource Centre, run by learning disability charity Hft, where team members helped transform outdoor spaces into more accessible and welcoming environments. The project also provided apprenticeship and placement opportunities, alongside school engagement activities designed to inspire the next generation of construction professionals.
At peak construction, more than 250 people were working on site, with close collaboration between VolkerFitzpatrick, the wider project team and supply chain partners playing a key role in the successful delivery of the scheme.
