VolkerFitzpatrick completes landmark Rockingham Gateway Logistics Facility
VolkerFitzpatrick has successfully completed the £39 million Rockingham Gateway Logistics Facility in Corby—delivering a 500,000 sq ft state-of-the-art multi-user distribution unit for long-standing client, Mulberry Developments.
Situated within the Rockingham Enterprise Area, a key strategic employment zone supported by North Northamptonshire Council, the new development is set to create hundreds of full-time jobs and generate significant economic value for the region.
This milestone marks the seventh project delivered by VolkerFitzpatrick for Mulberry in the past eight years, underscoring a strong and trusted partnership. Designed by PHP Architects, the new logistics hub brings together high-specification warehouse and office space, advanced façade systems and infrastructure tailored to meet the demands of high-volume logistics operations.
Outstanding quality and sustainable design
From the outset, sustainability and technical excellence were central to the scheme. The building incorporates a fully recyclable curtain walling system with a lifespan exceeding 40 years, alongside a Secured by Design–accredited SPW600 window system that surpasses current building regulations.
Although the contract required a BREEAM ‘Excellent’ rating, the project team is on track to achieve ‘Outstanding’—with no additional cost to the client—through efficient procurement and proactive design innovations.
Engineering excellence across a complex site
Spread over 27 acres, the project required careful coordination with multiple stakeholders to deliver a high-performance facility on programme. The façade incorporates 600m² of aluminium systems, including 200m² of curtain walling providing exceptional thermal, security and sustainability performance.

The project highlights VolkerFitzpatrick’s collaborative approach, working closely with Mulberry Developments and local authorities. The team remained flexible and responsive to evolving operational requirements from the end user, ensuring the final facility fully aligns with its future logistics needs.
