This project involved the single stage design and build project for 900,000ft² distribution centre for Prologis and Tesco.

Works comprise the widening of an existing railway bridge on the west coast main line, the installation of new track and platform, an 8m high platform retaining wall, offsite balancing ponds and a 774 space multi storey car park.

The fit out works consist of mezzanine areas including wine storage facility, fully functional kitchen, canteen and office areas. The warehouse is completely racked and contains in rack sprinklers. VolkerFitzpatrick are also responsible for managing and integrating all of the tenant's direct contractors.

The combination of base build and fit out contracts effectively resulted in a turnkey arrangement so that at completion, the building is fully functional (including consumables) and is able to commence trading on the following day.

VolkerFitzpatrick were able to re-sequence the base build and fit out works so that the negotiated fit out works could be integrated within the base build programme period.
