This project, which was awarded a BREEAM rating of Excellent, was a traditional JCT contract for 54,000ft² of net lettable category A speculative office space with a basement, and three floors.
The building's foundation solution is a 600mm thick waterproof concrete raft slab which eliminated the need for piling or tanking works and the building's envelope was constructed using Schuco curtain walling with areas of 4mm Ash and Lacy aluminium panels.
There is a large ground to roof atrium reception area, the central cores houses energy efficient, mono-space Kone lifts, toilets and stairs and the building's roof is asphalt with a brown roof area, PV and solar panels.
The mechanical and electrical services include full air conditioning, heat, light, power and fire detection which are contained in suspended ceilings and raised access floors within the office areas.
The basement car park provides parking spaces for 52 vehicles along with 50 cycle parking spaces, showers and lockers.
VolkerFitzpatrick also completed all external works, landscaping and the retention of existing trees.
