This development was located on Kemsley Fields in Sittingbourne. The site was acquired by Gazeley to develop into a distribution centre for Morrisons which will serve the South East of England. The value of the shell build was £42m with a £15m fit out.

There are two distribution centres, Unit 1 of 564,054ft2 and Unit 2 of 356,004 ft2.

The project was involved both VolkerFitzpatrick Building and Civil Engineering Divisions. Prior to the new development works commencing, an extensive ‘cut and fill' exercise was undertaken with 65,000m³ of material being moved to ‘form' the new foot prints.

The units consisted of steel portal frames supported on pad foundations, founded on 7500 driven pre-cast piles. The buildings were clad with a mixture of composite and built up systems.

The external works consisted of over 70,000m² of concrete service yard and 30,000m² tarmac car parking areas, with extensive landscaping.

The fit out works comprise;

  • Further fit out to offices, canteen and changing and amenity block, Goods In & Drivers Office
  • Installation of pallet racking system
  • Installation of sprinkler systems and tanks
  • Installation of mechanical services (frost protection, heating, hot & cold water, ventilation, sanitaryware and above ground drainage)
  • Installation of electrical services and security installations including power supplies, fire alarm systems, data cabling, PA & music system
  • Installation of overhead travelling crane & scissor lifts within forklift maintenance bay
  • Security installations (CCTV, access control & intruder detection & alarms)
  • Installation of mechanical services (frost protection, heating, hot & cold water, ventilation, sanitaryware and above ground drainage)
  • Additional two storey offices & amenities to chilled storage area.and design and installation of an elevated gantry walkway
  • Completion of fuelling facilities (canopies & pumps)
  • Completion of vehicle wash (equipment & side screens)
  • LPG storage tank enclosure
  • Installation of a Trailer wash
  • External signage and markings
