The project involves the temporary support of the retained façade during the demolition and construction of the new structure.

Sub-structure works include major underpinning to the existing structure (200 no. 1m x 2m deep pins) and 100 no. 450mm diameter CFA piles at 20-30m deep.

The superstructure is a steel frame with holorib decking and insitu concrete infill. The envelope comprises of a mixture of brickwork, structural glazing and brise soleil to the rear elevation.

High quality finishes include stone tiling and walnut joinery, as well as raised access flooring, suspended ceilings and full air conditioning.

Besides the usual site constraints of working in the west end, there are additional challenges which involve on-going liaison with the adjacent hotel, residents and local businesses, as well as building over the Jubilee line and obtaining party wall awards.

Sustainable features include:

  • Ground source heat pumps, from 14 no. 150m deep boreholes
  • Photovoltaic roof slates
  • Green Bauder roof
  • Solar water heating to the apartments

The project will achieve a BREEAM rating of Excellent.
