Works commence on LTGDC's Wildspace Warehouse

Works have commenced on the London Thames Gateway Development Corporation's (LTGDC) Wildspace Warehouse development. A previously derelict warehouse next to Rainham Station will be transformed and brought back into use by LTGDC following the appointment of VolkerFitzpatrick as the main contractor.

The warehouse, at 6-10 Lamson Road, which had been vacant for more than 10 years, gradually falling into disrepair, was purchased by LTGDC as it was no longer attractive to potential occupants.

The Wildspace development, designed by award winning Alison Brooks Architects, will completely refurbish and revitalise the building, creating five self contained, high quality and well designed units for sale with views over Rainham Marshes.

The work, which is due to be completed by December 2010, will include a new insulated roof, bicycle racks and showers, to encourage workers to cycle, as well as a dedicated parking and yard space. The units are designed to minimise their environmental impact and will achieve a BREEAM 'Very Good' rating. A new steel and timber pedestrian bridge will be built in the open space creating a new connection to the Marshes.

Rainham is one of eight areas identified by LTGDC for regeneration in east London, with the Development Corporation already investing over £50m, in the area, helping to revitalize the historic village.

Peter Andrews, Chief Execuive of LTGDC, said: ‘The start on site for this development signifies LTGDC's continued commitment to revitalizing Rainham Village and supporting economic growth and jobs in the area by providing an attractive space for new business occupiers.'

VolkerFitzpatrick will strip the original cladding from the existing building, demolish the internal space and then refurbish the building fit for the five commercial units. This will involve re-roofing, re-cladding and constructing the dividing walls as well as all the external hard and soft landscaping.

Divisional manager of VolkerFitzpatrick, Mark Philips, said: "Once transformed, this striking, well designed building will be the ideal working environment for local businesses, making the most of its prime position and the investment already being ploughed into the area.
